The Search for Home: The Deal

I'm sorry there are no pics again today, but today is kind of tough. We're dealing with price. We've gotten the opinions of our real estate agents and our families and are figuring out our offer to go in today. We love the place, but don't want to overpay. It seems the owners may have overpriced the house for the market according to the comps. ugh.

It's a buyer's market, but they don't seem to see it that way. just our luck. really??

Here are some details: This house is a bilevel home (they don't sell well) and has been on the market for 2 years. (Yes, 2!!) Their agent has said they have rejected offers & are not very flexible on price. AWESOME. They also recently did some work on it & reduced the price, but not enough to make it a smart buy. If they accept our offer, it will be a good buy... so we'll see...

So anyway, I'm just praying & worrying today. :( I'll post pictures if they accept our offer or not.

Yes, beware..., if they can't sell the home for the price it is..., then it's not worth that price. I think when buying a home, you have to be willing to walk away from it, and believe that there is an even better one out there!

i agree with completely coastal. that said though..if deeeeeeep down you really feel this is your house and there is a sense of comfort about you then trust that it will be yours and let the universe work it out.

oh sweetie this is a tough situation. I'm sending happy thoughts your way! I hope all goes as planned and they accept your offer.

We had a similiar situation to one you are in now. The house had been on the market for months and they had rejected a bunch of offers. The day we went we were told that if we offered 10,000 less than the asking that they would probably accept it. Well of course someone else was interested in the house and bid the same day we did. Our realtor went to the home owner and told them we were a new married couple, we wanted to start a family, we loved the home. When the other person looking into buying the home wanted to knock it down! So due to some begging from the our agent we eventually got the house, but had to go up 5,000.

Call me if you want to vent/chat/discuss. I can't wait to hear what happens. Fingers and toes are crossed for you!

Good luck with this Lauren! It's funny how, with the house on the market for 2 years, the owners are standing so firm on their price. Well... maybe reality is sinking in for them and they'll see your offer as legit and appropriate for the current market!!

I am a firm believer that our prayers are answered long before they are even heard. Keep calm and know that whatever works out will be all for the best!
I went through this, we looked so long for our house, and it takes a "heap o livin" to make a house a home.

Husby and I will begin our own house hunt soon. He's already schooled me on the six lessons of a buyer's market.

1. We will underbid every house.
2. Do not fall in love with any house. We are looking for an amazing deal in an amazing location.
3. If we get an amazing deal, we can turn the house into one that you will love (because we will have more $$).
4. We will underbid every house.
5. If they say no to our bid, we can always go back with something higher. It's still going to be way under their asking price.
6. We will underbid every house.

I dream of the bungalow you featured the other day, but my house was built in 1967, similar in style to the one you have an offer on. So.... for purely selfish reasons I hope you get it so I can see how you decorate it, I love your style!
